About BMI

The Building Moisture Inspection (BMI) class is an IICRC-approved course to expose professionals to the information, resources, and techniques essential for an effective moisture inspection in a wide range of building scenarios.

 

The BMI certification is based on understanding the relationships between building science, moisture dynamics, measurements, typical building assembly failures, consequences, the processes for conducting an inspection using an scientific method approach, and the documentation of the inspection process and the findings.  In the BMI class we look at the relationships between the environment outside of a building and the environment inside of the building.  This dynamic relationship between the building location, the building's construction, the building's use, the occupants and how these all come together to make a situation like a complex organism. 

 

For decades there have been classes on how to perform professional water damage restoration, structural drying, and mold remediation but we lacked a class on how to find the water, until now.  Not only will we provide the education on how to find the water, we will teach you the relationship on how building science and moisture dynamics affect a building and the consequences that excess moisture can create.  Its more than just looking for mold but understanding what is happening and why its happening.  Its understanding that you can't have a mold problem without a moisture problem first.

 

Building inspections play an imperative role in the identification of sources and causes of the moisture problems within a building, which, if left unchecked, would be significant health and safety concerns otherwise. Employing an in-depth inspection methodology, building moisture inspections assist the building owners in controlling their buildings, providing a healthy and safe work environment to building users.

Students in BMI are instructed in a systematic inspection method that begins by creating a statement of the problem, and performing research by gathering information, performing observations, and questioning those who may provide helpful information.  This is followed by developing a hypothesis, testing the hypothesis, documentation and conclusions.  After reaching a conclusion, a report can be generated in order to provide the methodology and the findings in a scientific approach and unbiased.

​In the BMI class we discuss the questions that many have had for a long time and have the science to back up things like what is actually needed to trigger mold growth.  We look at the relationship between pre-existing damage, primary damage, and secondary damage.  BMI certification not only serves as a useful means of diagnosing current moisture conditions but also as a preventive measure to avoid future instances.  All of this renders the BMI certification a worthwhile investment for anyone that has or deals with buildings and moisture related problems.
